阐述自己对于如何买房的理解

一:作为经纪人,自己要有过硬的工作素质,了解自己手里的房子

买房时很多人都会遇到的问题，有时候出于各种原因，我们需要通过中介来买房，通过中介买房相比普通的房屋买卖，有更多的注意事项需要了解，多了中间环节，一些买房细节一定要看清，谨防上当受骗。

一、注意房子的产权问题，是否齐全，如果买的是刚交付不久的新房，还没有到该下房产证的时候，也要注意看一下此楼盘开发商的资质，是否有过硬的良好表现，比如，曾经开发过什么样的房子，是否都下证了?现在这个暂时没有下证的楼盘是否有一期，二期?一期，二期是否都下证了，这些问题都要想到，因为确实有十年八年都下不了房产证的楼盘。

二、签订二手房合同时，一定要和房东见面，大多数时候房产中介为了双方谈价方便，一般都不会约房客双方见面，关于这一点一定要理解，因为和交易相关的事项没有落实好，特别没有把房价拉到双方都能接受的程度，贸然安排双方见面，反而不利于签订合同，但是，在电话谈妥价格时候，一定要要求见房东。

三、买二手房尽量找大中介，直营房产中介，或者是有多处连锁店的，小中介，

租个门头几张桌子几台电脑，加起来资产不过二十万，怎么保障客户几百万的签约合同，而且还有可能出现恶性事件的风险，大的房产中介，可能佣金不打折，可是几百万的房子都买了，不差这个小钱，不能因为这点钱而给自己带来更大的风险。

四、买房不能盲目，要有自己的判断，该买的时候就买，不能持币观望，不动产再调控，也比把钱放银行负利率强。反过来，不该买的时候，也别因为大家风传房子要涨了而去买房，要理性，认为合适自己的就果断出手，别去计算抄底，如同买股票一样，你非专业，永远不可能抄到最底，别妄想战胜市场，股市，房市，原理都是一样的。

五、关于亲友团和律师：亲友团的力量是巨大的，最集中的体现就是挑房子的毛病，如果自己看上了房子，就要坚持自己的看法，因为朋友用什么来表示对你的关爱呢，就是给你想买的东西提意见，一般都是负面意见。再就是律师，我从业4年来，从没有成功签约过带着律师过来买房的客户，因为律师都是很专业的，怎么体现他的专业和敬业呢，就是要求合同条款完全保障他方的利益，对房东方极其苛刻，导致房东认为不公平，结果谈崩了，后来我们分析，带着律师过来的单子谈崩最主要的原因就是律师不是为了买卖成交而来，而是为了表现他们的专业而来的~六、关于风险：任何交易，任何合同，风险都是存在的，所以，就算交易条款再有利于买房你，房东想赖账，你也得陪着他打官司，怕麻烦，就把关注点放在其他细节上，严格控制风险，

六:比如，先责成中介机构去查一下房子的产权问题(找一个你值得信任的经纪人非常重要)，签订合同的时候配合中介留物业押金，签约时注意看房东带过来的房产材料，签约合同中注明房子里的物品，还有有车位的房子，一定要单独签在附加合同里，切记。

七、私单：四年的从业经验告诉我，通过中介看好了房子，直接找房东成交的客户，十个有八个都买贵了，道理很简单，房东一看你自己直接找过来了，房子肯定是看的很好，价格就不给你落了，而且这样直接谈价格，没有中间人缓冲，很难谈到理想的价格，所以这类客户最终买入的价格一般都比房东给中介的底价高了很多，我记得最多的一次是麦岛锦园的一个单子，买主多花了17万，唉，真是无语。

八、一分钱一分货，又好又便宜的房子从逻辑上说并不存在，存在的都是相对的，比如说，这个房子和同类房子相比是性价比最高的。这样说是不是有点矛盾?我只是想告诉你，别幻想用最便宜的价格买最好的房子，另外，房子的性价比都是对比出来的，买房子要理性。
